Opportunity Zones Program
Opportunity Zones investments can significantly reduce your capital gains
Opportunity Zones represent economically distressed census tracts that have been specially designated by states as a way to promote new private investment in such areas. Investments in designated communities are facilitated by pooling private capital gains proceeds in a fund structure, which then deploys its funds into qualifying projects. Gains put into the funds are then granted a tax deferral and partial tax abatement, and tax-free appreciation can be realized on the fund’s qualified investment.
Consulting services related to Opportunity Zones include:
- Opportunity Zones Fund creation, structuring, and ongoing asset management/reporting
- Identifying and closing on Opportunity Zones capital for projects across the country
- Working with project owners to structure and market eligible projects in advance of receiving Opportunity Zones investment
- Assisting state and local government entities who are seeking to take advantage of the Program and attract potential investors
- Quantifying the overall benefits of the Program that can be earned by stakeholders
Through its previous and ongoing work with other federal economic development programs that the Opportunity Zones Program has in part been modeled after, BW&A already has extensive experience working with projects in distressed areas and coordinating the integration of multiple sources of federal and state incentives with equity financing that makes each one possible.
