Summary
Federal and State Historic Tax Credits may be available to help finance the renovation of your building. The Federal Tax Credit will be 20% of the total qualified rehabilitation expense (“QRE”) for your project. Numerous states have also established historic tax credit programs to assist with the redevelopment of existing buildings. The Prizery Historic Tax Credit Project

The Prizery, formerly the R.J. Reynolds Tobacco Company, served as a tobacco warehouse where tobacco was "prized," or pressed layer by layer into barrels and then shipped all over the US. Alas, the tobacco industry slowed in the early 1960’s and this once vibrant building sat empty from that point until the start of its renovation in 2001. Unique from our other projects, this job involves a phased development, in which two distinct portions of the building were segmented off from each other for Phase I and Phase II rehabilitations. The rehabilitation for these two phases is being performed, completed, and opened for use in different years, but all within a 5-year period. This phasing approach allowed the Community Arts Center Foundation to use VDOT money to rehab the Phase I segment and use the tax credit equity resulting from this first phase as part of the funding sources for the second, larger phase. We have successfully completed Phase I and have started on the Phase II construction, which will be complete by the end of 2005. [ Download/View File ]

Roanoke Passenger Station Historic Tax Credit Project
The Roanoke Passenger Station, a former Norfolk and Western train station, has been a valuable part of our nation’s history in more than one way. Once the focal point for renowned steam locomotive and railroad photographer O. Winston Link and still a classic example of celebrated industrial designer, Raymond E. Loewy’s work, this derelict building was too influential to leave behind. With $2 million in tax credit equity, the Western Virginia Foundation for the Arts & Sciences (Center in the Square) was able to provide purposeful space in Roanoke and at the same time, preserve this invaluable piece of history.

Burrell Center Historic Tax Credit Project
The Burrell Center, formerly the Burrell Memorial Hospital, is one of the few remaining structures of the once flourishing downtown Roanoke African-American neighborhood. The design of this historic hospital lent itself well for the use of office space for community services. The $3 million in tax credit equity provided the extra cash needed to reduce the permanent loan on the project to a manageable amount. [ Download/View File ]

Attucks Theatre New Markets Tax Credits & Historic Tax Credit Project
The Attucks Theatre was one of the first theatres of its kind to be completely designed, built, and financed by the black community for the black community. Opening in the 1919, the theatre served the black community in various ways: performing arts, concert hall, movies, vaudeville, local talent, original plays, and school graduations.
